Moving to Nova Scotia?

Moving to Nova Scotia? Part 2

Now that North America is still digging itself out of the latest recession, it’s time to reflect on what we found here and what keeps us from going back to Alberta. Is it the scenery…?    Is it the people? Just ask the customers at my husband’s Quest Coffee roastery.    They’d likely say “BOTH”.
We considered British Columbia 14 years ago, and made a few buying trips even. Little did we know that the Whistler cafe we decided against pursuing would be the site of the 2010 Olympics!! However, the other opportunities on Vancouver Island seemed also ‘not quite right’. It felt like the active Lifestyle went 24/7 — because it did! Not much of an escape from the rat race of Calgary.
Lupins
Then while looking on the Internet (way back in 1996) a chance link from a mountain biking site in BC, to a cycling site in the Maritimes, caught my eye. The scenery was stunning. The tourism descriptions were envious. And the real estate was either gorgeous or so affordable my jaw dropped.
So taking the plunge cold turkey, we came to stay. “It was a cold and stormy night” when we rolled into Dartmouth and almost turned around.  Having never seen a downtown developed over 300 years, it was chaotic. However living in a B&B in Halifax for 3 months while searching for ‘home’ was almost like a mini-vacation. The Valley , which had caught our attention online with it’s Victorian mansions and cheap land ended up feeling too isolated.

The South Shore of Nova Scotia however, had less heat & humidity and more mix of old and new. The tourist favoured areas were quiet, since it was winter. The beaches were heavenly… solitude and sand dunes. Even in the summers they are unspoilt by vendors or fees! There’s also more lakes here than people — almost. So many waterviews, so little time. Well, actually though, time ticks slower in NS. It’s pretentious to quote, so i’ll just summarize this saying, that belongs to someone else: “We’re so far behind here, we’re ahead”.
Think about that. A sluggish but stable economy… little crime… also some stores that still close on Sundays. Even  REALTOR(R)’s have a Life, despite what those Canadian commercials say. So if you find this appealing, feel free to contact me about moving here, even part of the year. Lunenburg County prices only went backwards 6% according to Canada Mortgage and Housing . If you can be even further from the airport, the deals increase. Check out my other blogs for more photos, and talk to you soon!

Exklusiv Bauernhof im Lunenburg County

  • Wohnfläche:
Die Hobby Farm steht ebenfalls zum Verkauf (Angebotsnr. SS-2231)

    • Immobilien Beschreibung

Distinct Advantages of being in Lunenburg County

    Business on the South Shore
You might think that living in a rural community means that you are trading your fish for eggs – not so in Lunenburg County! True, the area was founded in fishing industry, but now, the area boasts a healthy and diverse economy. From seafood, organic produce, and Christmas tree farming to manufacturing of tires, medical products and aerospace components, Lunenburg County offers a lot of big business for a small town type of region.

The Lunenburg-Queens Regional Development Authority works in partnership with local municipalities, provincial and federal government officials and the private sector to promote economic development in the area. There is even a young professionals group that meets monthly to network and support one another. High speed internet will soon be available throughout the entire region and will go a long way towards increasing the region’s collaborative approach to economic development and sustainability.

Lunenburg County has the third highest concentration of tourists in the Province (behind Halifax & Cape Breton), making tourism a core contributor to the prosperity in the region. In 2007, $61,030,000 in revenues from tourism helped to generate 1400 direct and 500 indirect jobs. Over 23 million in taxes were generated for the municipality, and now residents are reaping the benefits of this through numerous infrastructures projects that will serve to increase the quality of life in the area. Strategic thinking, opportunity identification, and planning, both from the government and from the local citizens, is helping to create a bright and sustainable future for Nova Scotia’s Lunenburg County.

The distinct advantages of being in Lunenburg County:

    • Positive approach to business and community development
    • One hour from downtown Halifax and its international airport
    • Numerous infrastructure projects is increasing the standard of living
    • Diverse opportunities for sports activities, museums, and festivals
    • Local food sources keeps cost of living down and quality of life up
    • Full digital telecommunications network with high-speed internet access

    Nova Scotia Lifestyle Businesses

What is a Nova Scotia Lifestyle Business?  According to Wikipedia, “a lifestyle business is a business that is set up and run by its founders primarily with the aim of sustaining a particular level of income and no more; or to provide a foundation from which to enjoy a particular lifestyle”.  In Nova Scotia, these businesses are often family run, and/or tourism related.

Useable Waterfront like the saltwater Lahave River, in Bridgewater
Also, creative endeavors are able to be grown by an individual, and “typically have limited scalability and potential for growth because such growth would destroy the lifestyle for which their owner-managers set them up. However, lifestyle businesses can and do win awards and provide satisfaction to their owners and customers.”

An example of such a Lifestyle business is the Harbourview B&B in Cape Breton.

On the waterfront side of the property, there are an additional 6 fully winterized, suites housed in modular buildings. Each suite has a queen size bed, a double pull out bed in the sitting area, a small kitchenette with microwave and fridge, 4 piece bathroom (toilet, sink, tub with shower), and satellite TV.
Outside the house, the huge deck has been enclosed; guests and locals will soon be able to enjoy morning coffees and lobster suppers in the cozy comfort of this Oceanside space.

With its proximity to local colleges, Harbourview is able to rent out its motel units to students on a weekly or monthly basis; this is especially beneficial during the off-season time periods; in short, these units provide a steady source of income throughout the year. There is also a view lot across the street, which includes an income-generating bungalow; and, behind the house, a separate parcel of undeveloped property is available to allow for expansion. Just imagine the potential of this fabulous lifestyle business!
Built by Embree Shipbuilders in 1880, this 222 square metre heritage home, appropriately named Captain James Embree House, not only stands as a testament to the craftsmanship of the day, but as a rich legacy of Nova Scotia’s maritime culture. Harbourview is located in the town of Port Hawkesbury, which lies at the bridge way between mainland Nova Scotia and Cape Breton; as such, it is a popular place to stay not only for travellers, but also for those who have business within Nova Scotia. Harbourview is centrally located within walking distance of the town centre, the waterfront boardwalk, pubs, restaurants, banking, and shopping.
"This 4-bedroom heritage home offers you and your guests plenty of cosy and charming living space. Every immaculately kept room has bead board floors which have retained their original colour and patina. This is not surprising, given that the high traffic floor areas have been covered with antique floor cloths, and that the house has changed hands only five times in the past 128 years. There have been many upgrades inside the house, including updated bathrooms and a new electrical system".

For an amazing PDF, please click to see the 9 page Expose on www.RobinsonHarmsen.com.

(Ohhhhh  the views from the oceanfront facing side of the property!)
And just FYI, the neighbouring home you see on the Google streetview, is no longer there!

    Moving to Nova Scotia?

Moving across Canada , in winter, to a place you've never been takes courage.
    Some would say Nerve.
Even as in... 'the Nerve of those people'.
As a C.F.A (Come From Away) it always amused me when people would stare in shock and say what are you doing here when I would tell 'em we came from Calgary. And that was over 12 years ago. Since then, a number of rural and city folk have gone 'Down the Road' over to Alberta to see if the grass was greener. It isn't. At least not right after a recession, or prairie summers LOL.

In fact, NOVA SCOTIA is one of the few markets in North America that didn't see mass layoffs and housing price Panic. Our "South Shore" has the benefit of being Neither Boom nor Bust usually. So our real estate is reasonably affordable, and stable in growth. Try telling the UK market why Nova Scotia prices haven't sank much while the Pound, and property values most places, took a bubble bursting decline. However those with plans of immigrating OR a seasonal residence can still get a wonderful dream property for local prices. Some parts of the world have restrictive tax systems and two tiered list prices if you are not born there...

I wasn't "born" a Maritimer, but I can see why so many that were now can't wait to come back. Better beat that Baby Boomer rush, eh. We chose to move here, have our children here, build our businesses and our Lives here. Are you so lucky too?
BTW, this much snow isn't typical on the South Shore of Nova Scotia
...Kids are delighted that school gets cancelled for "storm days"

    Commuting to Bridgewater

Recreational property owners on the outskirts of Town, dream of retiring to their waterfront "summer places".

If the road is year-round, many will build for the best of both worlds...

Owners continue to work in the center of the South Shore, or  carpool to the City.  The surrounding photos are samples of the attainable waterfront home that can be for weekends or for everyday.
For interior photos and exteriors of other seasons, please click www.robinsonharmsen.com to get in touch.

Fall is so gorgeous in Nova Scotia, it is hard to imagine having to go inside.  Luckily the hardwood trees will be changing all along your commute too!

Come for an autumn drive and experience the waterfront 'surrounding and through' the middle of Bridgewater.

Check out this attached film from my colleagues on Labelle, the area featured above.

    Cheers,
    ~Bettina.

    Bridgewater Family Homes

    Family homes in Bridgewater

The vitality in Bridgewater lies not in Tourism, but it's 'generations' of citizens; Less caught up in ancestry, and more concerned with industry, and keeping its young people from leaving for larger centres.

The recreation centre and Riverfront Renaissance projects are proof that Bridgewater has turned a corner of sorts. There is recognition that these features attract young families/professionals and a healthier tax base for infrastructure. Their children and Come From Away residents are important to the overall mix of a Retirement Mecca that can be more self-sufficient and support a higher standard health care system.

    Family homes
in Bridgewater are typically lower priced and more casual than urban property. There is an element of rural life in having larger yards and knowing your neighbours. The following is a sample of what can be rented or bought for an attainable payment with local incomes.

" Sought after subdivision in a community growing with opportunity".

A community that meets today’s needs, and the needs of future generations.
